Comparable sales (optional)
We don't look these up for you; everything runs on your device, so you find the sales and the tool formats them into your petition. On Zillow or Redfin, filter to "Sold" in the last 12 months and copy the address, sale price, and sale date. Your county parcel viewer works too. Ideal comps: arms-length sales within 12 months, within 1 mile, within 20% of your square footage. Left blank, your petition will say comps are coming as attached evidence. Petitions backed by 3 solid comps win far more often, so it's worth the 15 minutes.

| This Appeal Kit | $49 flat | about $725 |
| County form, no help | $0 | about $774 |
The bigger the reduction, the wider the gap: a percentage fee grows with your savings, the $49 does not. Full math in our Ownwell review.

Common questions
Washington-specific answers. hello@claimsmaximizer.com
Is a property tax appeal the right move, and is this legal advice?+
No, this is not legal advice and Claims Maximizer is not a law firm. It generates document templates and educational guidance. An appeal is generally worth filing when your assessed value sits meaningfully above what comparable sales support as of January 1 of the assessment year.
When is the deadline to appeal my Washington property taxes?+
Under RCW 84.40.038 the petition is due by the later of July 1 of the assessment year or 30 days after the county mailed your Change of Value notice. Counties may extend that to as long as 60 days; the kit surfaces the rule that applies to your county.
How much can I realistically save?+
It depends on how far your assessment sits above market and your county's levy rate. A $90,000 reduction at a 1.1% effective rate is roughly $990 a year, and the reduction generally carries into following years until the next revaluation.
Do I need an attorney or a consultant?+
Most residential BOE appeals are handled by the homeowner. The Board hears evidence about value, not legal argument. An attorney makes sense for high-value commercial parcels or contested ownership issues.
What happens after I purchase?+
You get the RCW-cited petition as a PDF, the comparable-sales worksheet, the BOE hearing prep script, and your county's filing instructions. Checkout emails you an access code within minutes; enter it in the tool to unlock and download everything. Nothing is attached to the email.
How is this different from Ownwell or AppealDesk?+
Ownwell works on contingency: it keeps a share of your first-year savings (its pricing page uses a 25% example, and rates vary by region). AppealDesk sells a $49 appeal package for any state. We're $49 flat and Washington-only: the petition cites RCW 84.40.038 and WAC 458-14-056, you preview it free before paying, and it carries a 60-day money-back guarantee.
Will appealing trigger a higher reassessment?+
The Board can raise, lower, or sustain a value. In practice a well-supported petition with credible comps rarely results in an increase, but it is a possibility you should weigh before filing.
What if I already missed the deadline?+
Some counties accept late petitions for good cause under WAC 458-14-056, such as illness or a notice that was never delivered. The kit includes the good-cause language where your county allows it.
What happens if the BOE denies my appeal?+
You have 30 days from the BOE's written decision to appeal to the Washington State Board of Tax Appeals (BTA) under RCW 84.08.130. You can choose the Informal track (final, no further appeal) or the Formal track (on the record, appealable to Superior Court). The package includes the BTA appeal template as an escalation path.
Do you keep my data?+
Building and previewing your letter happens entirely in your browser. Nothing you type is sent anywhere while you fill out the form, so you can preview the whole thing without giving us a single detail. Buying does not change that: the PDF is built on your device, and your answers are never sent to us. We never sell or share your case details, and we don't use them for anything beyond producing your document.
Find your county
Each county page carries the Board of Equalization address, the online filing link where one exists, the parcel viewer for pulling comps, and the deadline rule that applies there under RCW 84.40.038.
The universal Washington process
Whatever county you're in, the petition goes to that county's Board of Equalization, is due by the later of July 1 or 30 days after your Change of Value notice was mailed (up to 60 days where the county has extended it), and is decided on evidence of true and fair value as of January 1 of the assessment year. Counties differ on filing method, form number, and whether the BOE extends the window past the statutory minimum.
